Reservation Policies

Important Messages to all Renters

Payment in Full is required three (3) weeks prior to your check-in date, if full payment is not received three (3) weeks prior to check-in, The Agency can rent the home out to another Renter. All rentals require a security deposit, a mandatory cleaning fee and a non-refundable processing fee. If paying at check-in, ONLY certified check is required.

Check-in 3:00 PM Checkout 11 AM. Keys must be picked up and dropped off at Pocono Resorts Realty office.

LP Gas Grills do not come with propane; Renters must provide LP Gas. Charcoal Grills: the Renters must provide charcoal. Homes with wood burning fireplaces are not provided firewood. Renters must provide their own firewood. All rental rates are subject to change by the Homeowners and are subject to confirmation and availability. All rates are subject to final approval by the owners.

Our Management agreement with the Owners of Rental Properties requires the Renters to be at least 25 years of age; proof of age will be required. Renters must provide their own sheets and towels, bed sizes are shown on your lease. Office Hours are: 9:00 AM-5:00 PM, if you plan on checking in after our normal business hours you must make arrangements with your Rental Agent, and there will be a late check-in fee.

Declaration of Licensee Business Relationship(s), I (The Rental Agents name) as an authorized representative of Pocono Resorts Realty, Inc. am working in this transaction as the Landlords Agent only.

All of the properties managed by POCONO RESORTS REALTY are privately owned and are furnished by each owner according to their taste and certain standards recommended by us. Since most reservations are made by phone and mail, it is important for you to communicate your needs to our agents. If you have any special requirements of a particular quality in mind, we strongly suggest a personal visit to the property prior to confirming the reservation. It is unfortunate, but we will be unable to make other arrangements upon your arrival. We will do our best to make your vacation an enjoyable and memorable one.

The occupancy limit of each property is designated in individual unit descriptions as SLEEPS. Only infants who sleep in cribs are not counted in the total occupancy.
All units and cottages are rented for family vacations only. We rent to responsible adults over 25. NO SORORITIES, FRATERNITIES, CHURCH GROUPS, WEDDING RECEPTIONS, “HOUSE PARTIES”, “SPRING BREAK” PARTIES, or other such groups are permitted unless pre-approved by the Agent and Landlord at time of reservation. Requests must be in writing. If your request is approved, a substantial Damage Deposit will be required. A rent increase may also be required.
Overcrowding, misrepresentation or subletting is grounds for eviction. POCONO RESORTS REALTY reserves the right to enter any rental property to inspect for violation of rules.

Reservations can be made in person, by phone or Internet. After making your reservation we will send you a Rental Agreement that must be SIGNED and RETURNED with a 50% ADVANCE RENT PAYMENT.  If you are concerned that your Advance Rent payment may not reach us in time, please call to verify its receipt prior to the Cancellation Date. Due to the large number of reservations made, we will be unable to call you before automatic cancellation of your reservation.
While we strive to always provide accurate information, please note that verbal misquotes on rental rates, unit descriptions or policies will not be honored.

The homes, townhouses are furnished with basic housekeeping accessories, dishes, cookware, flatware, and various small appliances. We have done everything possible to assure accuracy of the description, however we CANNOT be held responsible for printing errors, changes in furnishings by owners, or equipment failure. Re-arrangement of furniture is prohibited.

All equipment should be in proper working order, but you should promptly report anything inoperative. All efforts will be made to expedite repair but NO REFUNDS WILL BE MADE. Guests will be charged for unwarranted service calls. Please keep a key with you when you leave your unit to prevent accidental lockouts. If we have to come to your unit to let you back in, a key delivery fee of $25 will be charged.

Upon your arrival, please notify us immediately if you do not find the unit clean. If we have not heard from you within one hour of your check-in, we will assume that you found the accommodations in an acceptable condition.

We will not be responsible for any personal items left in units. Mailing charges, plus a $25 Service Charge are required if you request us to mail any items back to you. Due to limited storage space, any items found in units will be kept in our office for 30 days only, after which time they will be donated to charity.

Occasionally a rental house may go on the market for sale. In such case we reserve the right to show the property to qualified buyers. We will make every effort to schedule the showing at a convenient time and not interrupt your vacation.
